Terms & Conditions
PLEASE READ THESE TERMS OF SERVICE CAREFULLY AS THEY CONTAIN IMPORTANT INFORMATION REGARDING YOUR LEGAL RIGHTS, REMEDIES AND OBLIGATIONS. THESE INCLUDE VARIOUS LIMITATIONS AND EXCLUSIONS, A CLAUSE THAT GOVERNS THE JURISDICTION AND VENUE OF DISPUTES, AND OBLIGATIONS TO COMPLY WITH APPLICABLE LAWS AND REGULATIONS
1. In order to secure the reservation, the tenant must complete a deposit of 1 month of monthly rental rate + 1 month of security deposit at the time of contract signing. The amount can be paid by “USD, EUROS, GBP, THB” in cash or via bank transfer to our corporate business account, or credit/debit card (VISA /MASTER/Unionpay) upon final signing of the rental contract. 3.5% additional processing fee is charged per transaction for all cards payment. All rates are calculated base on mid-market rate.
2. We will NOT charge service fee to the tenant in consideration for the use of platform.
3. Service fee range between 1/2 month – 1 month of the property rental amount, will be charged to landlord. Siamrealtor reserve the rights to change a service fee at any time.
4. No refund will be provided for any cancellation or early termination due to tenant issues.
5. Refunds will be considered if the underlying problems is with the landlord and Siamrealtor have the final word on the issue.
6. Advance Payment & security deposit is required for long term rental. Rental fee will be charged on a per-month basis. Security deposit (1 month) will be held by Siamrealtor and if the lease had been completed w/o extending of the contract, the security deposit will be return to the tenant within 3 working days after inspection of the rental unit together with the landlord & agent involved. Monthly rental will be paid to Siamrealtor corporate account on the date of agreement and Siamrealtor will paid the rental fees to the landlord within 1 days upon receiving payment after deduction of service fees.
7. In case of termination before your arrival/during your stay: If the tenant infringes any section of this agreement or violates/breaches any part of this agreement, the tenant agrees that this agreement will be terminated and the tenant agrees to return the key and the property immediately. In such case, no refund is granted. The contract shall become binding once payment transaction is completed and shall be governed by and construed and interpreted in accordance with the law of the kingdom of Thailand.
Payment is fully non-refundable in the case of termination
8. In case of the unit rented by SiamRealtor falling into a condition unfit for rent, becoming unavailable, SiamRealtor reserves the right to provide the tenant with a comparable replacement unit as appropriate or fully refunding the payment/deposit paid by the tenant.
9. The tenant shall provide truthful information. False informations or any fraudulent activities will be rejected & result in cancellation/termination. tenant must provide a valid passport or national ID card. If payment made by any cards, proof of card ownership will be required.
10. The rental fee are EXCLUDED of the expenses/fees as follows :
• Electricity supply
• Utility supply
• Telephone fee
• Daily cleaning services
• Additional bed linens, towels, amenities or other asset requested
• Other related additional expenses (if any).
10. By accepting the properties, term&conditions. The renter, hereby, assumes and accepts all risks and accidental damages at the tenant’s own responsibility, in case of damage to the properties and tenants arising from unusual activities or misconduct.
11. There is no insurance for the damage or repair to the furniture and fixtures and electronic appliances. Tenants assume full responsibility and shall be charged for misuse of these items except for normal wear and depreciation of normal usage. Therefore, the lessor shall repair such broken items in a timely manner.
12. Siamrealtor reserve the rights to amend or change the terms & conditions at any time without given notice to either tenants or landlords.
